Property Value & Appraisal

Appraised Value: Determined by a professional property appraiser in your county — either the Waller County Appraisal District (WCAD) or the Fort Bend Central Appraisal District (FBCAD) — this value sets the basis for your taxes.

Protesting Your Appraised Value:

  • You will receive a “Notice of Appraised Value” in the spring from your county appraisal district.

How Your Tax Bill Is Calculated

Once your appraised value is set, local entities, including Willow Point MUD, set their tax rates. Your tax bill is calculated using this formula:

(Appraised Value – Exemptions) ÷ 100 × Tax Rate = Tax Bill

Tax Exemptions

Exemptions reduce the portion of your home’s value that is subject to taxation.

For the 2025 tax year, Willow Point MUD has adopted the following residence homestead exemption:

  • Over-65 or Disabled Exemption – A $10,000 exemption is available on the appraised value of a residence homestead owned by an individual who is age 65 or older or who qualifies as disabled. This exemption applies as soon as eligibility requirements are met.

Willow Point MUD has not adopted a general residential homestead exemption or other optional exemptions. Eligibility for exemptions and application requirements are determined by the county appraisal district, and homeowners must apply directly through that office.

2025 Willow Point MUD Tax Rate

For 2025, Willow Point MUD has adopted a total tax rate of $1.25 per $100 of appraised value. This rate is divided into three main components:

  • Utility Debt Service: $0.80 per $100 — This portion of your tax bill pays the principal and interest on bonds issued to finance MUD infrastructure, including water, sewer, and drainage systems as well as road infrastructure.

  • Operations & Maintenance: $0.45 per $100 — This portion covers the day-to-day operation and maintenance of the MUD’s facilities, ensuring reliable water and wastewater service and well-maintained community infrastructure.

The total tax rate shown on your bill represents the combined cost of debt service and operations that support district infrastructure and services.

Deadlines & Payment

  • Expect your tax bill by the end of October.
  • Payment is typically due by the end of January.
